St Mellans house was run as a B&B for many years by the previous owners. We haven't explored this possibility though it was in our minds when the plans for the extension were drawn up.

The layout for B&B was much improved by the refurbishment. Reception 2 is the guest TV/dining room. There is easy access to the kitchen through the two french doors for breakfast service, and also private family living in the family room.

• The Master En-Suite guest  bedroom would be £100  per room per night.
• The two other Double En-Suite guest bedrooms would be £70 per room per night.
• The Twin/Double  and Single box guest rooms would have to share the family bathroom so £50 & £25 per room  per night.
• It would also be possible to use the annexe for family sleeping during peak times, therefore allowing  reception 1 study/playroom to also be used as a Double guest room  at £50 per room per night.

This takes the possible income for full occupancy of 6 bedrooms   to £365 per night

The front door has a security code lock which allows guests to come and go with no exterior key required.
